- TAKS
- Footprint coefficient: the ratio of the building’s ground footprint to the plot area. On a 500 m² plot with TAKS 0.40, up to 200 m² of footprint is allowed.
- KAKS / FAR
- Floor-area ratio: the ratio of total floor area counted toward the ratio to the plot area. Plot × KAKS gives the total buildable floor area.
- Max. height
- The maximum building height or storey limit stated in the plan.
- Setback
- The minimum distance a building must keep from plot boundaries (front, side, rear).
- Non-FAR area
- Areas not counted toward the floor-area ratio under regulation (e.g. shelter, parking, lift and stair shafts). Scope depends on regulation.
- Gross / Net area
- Gross area includes walls and the common-area share; net area is the usable area inside the apartment.
- Land share
- The share of an independent unit in the main property (land) under condominium ownership.
- Occupancy permit
- The official document confirming a building was completed in line with its permit and design, allowing it to be used.
