In brief
Eight criteria for apartment buyers in and around Maltepe: location, permits, build quality, service charges, parking and delivery cover — with notes for international buyers.
On the Anatolian side, areas such as Maltepe, Kartal and Üsküdar attract home-seekers with their proximity to the coast and to main transport lines. Before deciding it helps to look at the following. This article is for general information only and does not replace legal or financial advice.
011. Location and transport
Check daily travel time to work, schools and healthcare, and the connections to public transport and arterial roads.
022. Building permit and occupancy certificate
Ask about the status of the building permit and the occupancy certificate, and about the legal process of the project.
033. Build quality and façade
Façade material, joinery, insulation and communal workmanship determine maintenance costs over time. Seeing completed example projects is useful.
044. Ground conditions and seismic design
Ask whether the project is designed to current regulations and request information on the soil survey.
055. Floor plan and balcony/terrace
Daylight, orientation and use of balcony or terrace shape everyday comfort.
066. Service charges
Find out the monthly costs tied to lifts, security and communal areas; in boutique-scale buildings these are often more predictable.
077. Parking and communal areas
Check the parking and garden layout and the security and accessibility of the building entrance.
088. Delivery cover
If you are buying from a project that is not yet complete, ask about the security that ensures it is completed as stated in the contract.
